Project Information

112-118 Talavera Rd was a 1980s office/warehouse complex located at the north-eastern gateway to Macquarie Park, owned and managed by DEXUS.

The site was underutilised which presented an opportunity for a new commercial office development, whilst retaining the existing buildings on the site and leveraging off the upgrade of the new M2 Motorway east and west on/off-ramps, either side of the property.

Aver Involvement

Aver were engaged as Project Managers to prepare a concept design and Development Application for the proposed new development.

Following careful site analysis, a scheme was developed whereby a new PCA Grade A commercial office building could be constructed and integrated with the existing tenanted buildings. The new building comprised 12,768m² of GFA over 6 floors, with 3 levels of basement carparking.

The scheme included links for future staged redevelopment of the entire site, including realignment of the existing creek to its former natural position.

Following approval of the DA by Ryde City Council, Aver assisted DEXUS over a number of years as they worked up various schemes with prospective tenants for the building.

In 2012, with DEXUS negotiating with an anchor tenant, Aver managed a Design & Construct tender for the project, leading to the selection of FDC as the preferred contractor.

Following this process, the site was offered to market and DEXUS were successful in securing a sale with the incoming tenant (Fujitsu) and preferred contractor in place.

The new building has now been completed, and Fujitsu have relocated and are in full operation.
