Project Information

With frontages to Market, Clarence and York Streets, 44 Market Street is in a unique position in the Sydney CBD. DEXUS Property Group has identified an opportunity to reinvigorate the ground floor and mezzanine at the site, to provide more prominent and active frontages with vastly improved amenity for both visitors and tenants.

Market Street will feature a new façade providing this frontage with new identity as a threshold between York and Clarence Street. Market Street will also provide access to three retail offerings and three food and beverage offerings, which includes a mezzanine level featuring vistas towards the Queen Victoria Building. York Street will continue to be the primary formal entry for commercial tenants and will feature a new glazed façade to be aligned with the existing tower’s curtain wall. There will be a new pocket park providing a mix of hard and soft-landscaping.

Aver Involvement

Aver has been engaged by DEXUS and is responsible for the delivery of all aspects of the project, including:

  • Management of the consultant team and administration of contracts.
  • Development of the master programme with consideration of project risks, construction methodology and staging.
  • Coordination and lodgement of the development application for approval by the City of Sydney.
  • Assist DEXUS in negotiation of terms for Agreements for Lease with tenants.
  • Management of the tenancy works including base build works.
  • Preparation of tender documents, including a robust Principal’s Project Requirements (PPR) document and design and construct form of contract.
  • Superintendence of construction works to ensure compliance with the Contractor’s obligations under the contract, including management of defects.
