Project Information

40 Talavera Rd is 1970s office/warehouse building located in Macquarie Park, owned and managed by DEXUS.

The asset was in need of careful repositioning to enable it to continue to attract tenants and uplift its NABERS rating.

In particular, the property suffered from a lack of branding and identity, poor presentation and outdated building design, and failed to fully capitalise on its natural environment.

Aver Involvement

Aver were initially engaged to prepare a Construction Management tender covering a NABERS and aesthetic upgrade of two vacant tenancy spaces, and superintend the contract through to completion.

Whilst these works were in progress, Aver led preparation of a Development Application for an external works upgrade to the property and secured approval from Ryde Council.

The external works include new feature perforated aluminium fa├žade screening, with bespoke patterning used to create imagery of the natural environment. Significant new landscaping was proposed, which enabled the creation of outdoor relaxation spaces for use by tenants and visitors to the building, and increased the visibility of the property to passing traffic.

Following approval of the DA, Aver managed the design development phase and superintended the Construction Management contract through to completion of the works.
