Project Information

Sammut Developments specialise in creating upmarket residential developments within Sydney’s South. The Loft project is 11 storeys of exclusively designed 1, 2 and 3 bedroom apartments, with commercial tenancies and basement car parking.

The design team were engaged by Sammut Development and the project progressed to development application stage, which was lodged with Sutherland Shire Council and subsequent approval received in late 2015.

Aver Involvement

Aver has been engaged as the Project Manager and Superintendent for the project. Aver is responsible for preparing the Principal’s Project Requirements (PPR) and management of the design & construction (D&C) contract from final contract negotiations through to project completion with the preferred builder.

Aver’s role encompasses the following tasks:

  • Review and finalise the contract documents for execution.
  • Ensure design and construction quality standards, WH&S and environmental obligations are maintained by the contractor.
  • Review and monitoring contractor’s programme.
  • Monitor delivery and compliance with the D&C contract.
  • Identify potential delays and propose remedial action.
  • Review and certify progress payments.
  • Review and assess any variations.
  • Ensure that programme milestones are achieved.
  • Prepare a hand-over schedule for contractor compliance.
  • Manage the rectification of defects during the defects liability period.
